What is Compliance Report?

A compliance report is a visual inspection of the accessible area throughout the property and building file documents at the date of inspection. This is a comparison of the property with the approved plans and documents available for viewing at the Authorized Government Organization.

Possibility of misleading? (A true story from one of my jobs)

Michael (Name Changed) inspected his purpose for buying property, he was very excited by seeing the new kitchen, newly painted walls, renovated bathrooms, and a separate one-bedroom living area with an amenity and kitchenette at ground level. The garage was modified for residential purposes as well with a small kitchen and amenities. He thought he can use the 1st floor for his family and use the ground floor and garage for rental purposes. Later on, he offered for the house, but he came into doubt during the cooling-off period and called us to organize a compliance report. Following are the compliance comment from us based on the approved plans/documents and property inspection:

  1. Plan numbers xxxxx and yyyyy were approved, and certificates of occupancy were issued on 14/09/1999.
  2. Removal of existing laundry at ground level, stairs to 1st floor (Plan set 46749/B) from ground level, and installation of kitchenettes are not exempt from building approval and therefore an unapproved structure.
  3. Installation of new stairs next to the storage to get access to the 1st floor from ground level is not exempt from building approval and therefore an unapproved structure.
  4. Removed wall between study & bedroom 1 of 1st floor and created a large master bedroom which is not exempt from building approval and therefore an unapproved structure.
  5. Extension of ensuite and bathroom including windows are not exempt from building approval and therefore an unapproved structure.
  6. External drainage work back of the house is not exempt from building approval and therefore unapproved alternation.
  7. The garage is approved as non-habitable living only.

Summary on Compliance Report:

The monetary value of the property should calculate based on approved plans and certification. Council/Access Canberra can notify you to demoralize any unapproved structure which is not exempt from building approval at any time.
